Tenancy and Letting Terms

Selecting a property
To secure a room/house prior to signing any agreement, a holding fee is charged.  There is a £49 administration fee per person, Employed Individuals or Young Professionals the fee is £60 for single occupancy.

Tenancy Agreement
As soon as we receive confirmation that you would like to proceed we will draw up the relevant paperwork, forming an agreement to be signed by both parties. 49 & 52 week contracts available, we offer a discount on rental contracts signed and paid in full at the start of the Tenancy agreement.

Digital Records
Images of the contents and Inventry of the condition of the property is usually produced prior to commencement of the tenancy.
This will be kept on file from the start of the tenancy and will be used at the check out in termination of the tenancy agreement.

Rent and Deposit

A summer retainer rent covers the first 8 weeks of the agreement with 3 RENT FREE WEEKS over the summer term on some of the properties registered with us.

Student-rooms Letting & Management are members of the “My Deposits” Insurance scheme and DPS Deposit Protection Service.  Holding Fees paid are held as Deposits from the start of the Tenancy after the signing of the agreement and are refundable to you at the end of the tenancy, subject to the details of your agreement and the findings of the check-out report.
Rental payments fall due on or before the 1st of July or at the start of your contract and must be paid before keys are handed over.

  • 1st term rent is 8 or 5 weeks due 1st July,
  • 2nd term rent is 16 weeks due 14th September,
  • 3rd term 16 weeks due 14th January,
  • the final term is 12 weeks due 14th April to the end of the contract.
  • There is also provision for Calendar monthly payments please request details.

Completion Congratulations,
Keys – You need to book your appointment to collect keys, we have a limited number of appointments on the 1st of JULY . Each person will be responsible for the collection of keys and we will require you sign for them in person, lost keys or lock changes will be charged for.
